The Beacon is a large historic Art Deco residential campus in Jersey City, NJ. Channel Contractors completed a multi-area concrete and hardscape restoration project across the property, including concrete sidewalk replacement, curb replacement and repair, paver resetting, concrete entrance pads, stair repairs, drain basin repair and trip-hazard remediation.
Existing concrete sidewalks had settled and deteriorated in several locations, creating uneven walking surfaces and raised edges. Brick pavers had also sunk and shifted throughout the shuttle loop, courtyards, walkways and entrance areas. Additional work was required to address damaged concrete curbs, deteriorated entrance areas and a sinking drain basin with surrounding pavers.
As a commercial concrete and exterior restoration contractor serving Jersey City and the New York–New Jersey area, Channel Contractors coordinated the work across multiple active areas of the occupied residential property. Construction was phased around building entrances, pedestrian traffic, vehicle access, shuttle operations and deliveries so the property could remain operational while repairs were completed.
Permit & Site Coordination
Channel Contractors obtained the required Jersey City permits for the sidewalk and curb work and managed traffic and site logistics throughout construction. Work was sequenced around pedestrian access, active vehicle entrances, shuttle operations and ongoing property operations.

Scope of Work
Concrete Sidewalk Replacement
Channel Contractors demolished and replaced deteriorated concrete sidewalk sections at multiple locations throughout The Beacon. Work included demolition, base preparation, forming, concrete placement and finishing, along with new concrete entrance pads.
Concrete Curb Replacement & Repair
Damaged concrete curbs were removed, replaced and repaired at several locations, including the shuttle loop, Rialto Capital entry, Paramount loading dock and the area in front of the deli.
Paver Reset & Restoration
Sunken and uneven brick pavers were lifted and reset throughout the shuttle loop, gate entries, pedestrian walkways and courtyard areas. Paver restoration was also completed at the Criterion and Hague outdoor lounge areas.
Drain Basin & Trip-Hazard Repairs
A sinking drain basin was repaired and the surrounding pavers were reset. Raised concrete edges at designated sidewalks, walkways and ramp areas were reduced to address identified trip hazards and improve walking-surface transitions.
Concrete Stair Repair
Concrete stair repairs were completed at the entrance serving Bleu Coffee, the property’s on-site café, restoring the affected entrance area.
Project Execution
Channel Contractors managed the project across multiple active areas of The Beacon while the property remained fully operational. Work was phased around building entrances, pedestrian and vehicle traffic, shuttle operations and deliveries, with protected work areas maintained throughout construction.
Multiple concrete, curb and paver scopes were scheduled and completed across the property while maintaining access for residents and ongoing building operations.
The Result
The completed project restored multiple high-traffic exterior areas throughout The Beacon. Deteriorated concrete sidewalks and curbs were replaced, sunken pavers were reset, identified trip hazards were addressed, entrance areas were repaired, and the affected drain basin and surrounding pavers were restored.
